Our apartment locating service is Free and paid for by the apartment community. We do ALL of the work for you...we will present apartment choices based on your budget, part of town, and any other specific criteria you provide (i.e.; dog friendly, washer/dryer provided, handicap accessible, etc.) We call the properties you desire and ensure they have availability for your time frame.
Complete the apartment locating questionnaire. We will contact you to review the information you provided. You will have a preliminary report to review within 24 hours. Based on the DATE you need to move into an apartment - we will call your top choices to check availability, pricing, location (1st, 2nd, 3rd floor,) and determine if there are any move-in specials that are available.
You will be required to submit an application to your apartment community of choice and pay your application fee. The apartment complex will process your application and complete a credit and criminal background on you and other adult occupants. This process can take anywhere from one day to several days depending on your rental background and credit history. Once you have been approved - you pay your deposit, 1st month's rent and can move into your new place!
Most apartment rentals require you to make 3 times the monthly rent in gross household income (before taxes!) For example: If the apartment costs $1000 per month, you need to make $3000 per month (before taxes) to qualify.
The more you know about your credit and rental history - the better. We need to dive deep into your past (like a counselor) so we can prevent you from having any "uh oh's" when you apply for an apartment. If you already had that "uh oh" and got turned down - read the next section. Apartment locating doesn't have to be difficult if you work with our service.
Yes...there ARE apartment rentals willing to work with your past history - within reason of course. You may be required to pay an extra deposit and/or have a co-signer. Give us a call to discuss your particular situation. There is hope!
Big and little dogs are OK....however, not every property takes big and little dogs. We can find the perfect property that WILL take your large dog and even some restricted breed dogs. Dog park? No problem. Yard for your dog? Yes...even those are available.
Yes, especially if this is your first time to rent, you have a low credit score, or lack of income to prove the 3 time income guideline. The co-signer will be named on your apartment rental lease and responsible for it just like you.! Most apartment communities will require the co-signer to prove five (5) times the rent in gross monthly income.
Apartment communities want us (apartment locators) to send business to them. We are licensed realtors that are paid a referral fee out of the apartment’s marketing budget. No additional fees will be passed on to you and you will STILL get any move-in special that is advertised. We promise - we ARE a FREE apartment locating service!
Unfortunately, this is how the leasing industry maintains their inventory. Based on the fact that the prices and availability change daily - we will want to coordinate your visit to the apartment communities with the on-site staff based on your future move-in date We will check availability for you within a few days of your visit to ensure valid rates and openings.

Make sure you tell us if you have served in the militar. And don't forget to tell us who you are employed with. Many apartment rentals will offer you a discount if you have been in the military and for some designated local employers, you may be offered a discount as well. Second chance properties will not qualify for the apartment rental discounts.
